74 Middlesex Avenue (74M) is a 15-story Class-A laboratory, office, and R&D building located in Somerville, Massachusetts. The 465,000 square feet building includes ground-floor retail, multiple amenity spaces, and features expansive views of the Boston and Cambridge skylines through the floor to ceiling glass in the office/lab spaces. With a strong sustainable design commitment, 74M is on track to achieve LEED Platinum and WELL Platinum certifications. 


The custom unitized curtain wall features 7 feet x 15 feet triple insulating glass units and formed aluminum panels. The facades are energized by a beautiful play of light and shadow created by the alternating panel orientations. A touch-transom is utilized to emphasize the verticality of the glass and minimize visibility of the opaque spandrel portion. Several module sizes were analyzed and details developed to maximize thermal performance and meet the envelope backstop requirements in the Massachusetts Energy Code.
